Fullerton Short Sales | How Many Land in Foreclosure?
I think, a lot of them land in Foreclosure! Get help. Get a capable Fullerton short sale agent.
Fullerton short sales, or specifically, “distressed sales” in Fullerton remain at 28% of listings. In August there were 395 homes listed. 196 closed. What does that say about the 28% of them that were short sales?
Conservatively, Fullerton short sale agents were able to move about 55 out of around 110 short sale homes if the percentage factor held out for distressed properties. My guess is that it didn’t. It caved and most of the short sales did not close.
What becomes of short sales that don’t close?
Foreclosure.
The moral of the story?
Get an experienced Fullerton short sale agent who can handle the negotiations and problems that will most likely plague your effort to do a short sale in Fullerton.
This is a real estate SEO post for the Fullerton short sale website, but the advice is true.
Florida Short Sale Agents – No Experience Required? Think Again
When I ran across the latest post in a short sale SEO contest in South Florida, I was bemused to see comments dated before the post- obviously, some content had been re-hashed and posted for the benefit of search engines and placement. Obviously not something that enhances the experience or trust of the observant reader. It may have short term gain in SEO, but it’s not a trick I’d recommend. The comment score may not be worth the ultimate appearance of deception, IMO. It doesn’t take a real estate SEO expert to see this just might be a little black hat.
I just finished reading a post on Wellington FL Short sale agents and the market overview for August, 2011 complete with comments- that pre-date the post!
What?
There they are- one post from an admirer, dated April, 2011 praising the Wellington short sale agent’s grasp of the market and the warm, glowing citation that any buyer or seller should use this agent exclusively. A prophetic comment! Somehow, even though the reply from the author came nearly a month later, even that was three full months before the post.
What’s all this wool over my eyes? Get back, wool puller! I perceive that this post was written purely for rankings–There’s nothing wrong with that, but the oddity of comments that predate the post leaves me scratching my head–Not because I can’t figure it out, that seems likely enough that the author wanted to post up new content, but keep the activity score that comes with comments when the Google bot indexes and assesses the post. frankly, that’s a neat little trick but it has nothing to do with how well qualified the agent is to do your short sale, especially if you don’t want to end up with the white piece of paper taped to the front of your house. Yes, your home can go straight into foreclosure just when you’re short sale is in its final sprint down the home stretch. Most Wellington and Florida homeowners who decide on a short sale have no idea how common it is for banks to engage in dual tracking–the practice of approving a short sale but continuing to process foreclosure right on schedule. In the very likely event that the foreclosure date comes around before the house is sold and closed, the bank, unimpeded by the critical skillful negotiation skills of an experienced short selling agent, simply shuts the deal down and forecloses immediately.
There is one team of Wellington FL short sale agents who literally wrote the book on South Florida short sales. They executed their first short sale in 1995, the virtual stone age of short sales when most agents had no idea what a short sale meant.
Nestor Gasset and Katerina Gasset are the authors of the book, ” Short Sales Success- Raising the Bar on Your Success Rate” They have put years and years of experience together to help real estate agents around the country learn how to properly negotiate a short sale for their sellers.
Since that first short sale 16 years ago, Nestor and Katerina Gasset have performed scores of short sales in Wellington and South Florida. That’s experience that you can take the bank.
If you’re a Wellington Florida homeowner deciding on a short sale, you can choose any Johnny-come-lately agent to do your short sale (ask them how many short sales they have listed and closed in the last year or two!) or you can choose the Wellington FL short sale agents who have demonstrated long-term track record of nearly 100% success in consistently closing short sale after short sale in Florida.
