Palm Beach Gardens Library to Open

July 21st, 2010 No comments

Campus Drive, Palm Beach Gardens, FL. What can add to the value of homes in all of Palm Beach County that is nearly invisible to the average financial specialist? A library. The adage, knowledge is power is more relevant than you may think in terms of empowering the value of a community. A new library in Palm Beach Gardens is opening in October, 2010. The new facility will be the biggest in the Palm Beach County library system. This branch is actually a re-launch of a much smaller original library that features extra spaces for children and teens. The library will open with a total of 40,000 square feet of space.

Any time a community takes measures to enhance its long term value with improved or new services to its members, especially in educational value, the result is a wealth that is returned in unforeseen ways for a long time.

The Sales Contract – Protect Yourself From Buyer Bailout

June 27th, 2010 No comments

You’ve seen the program 24 with special agent Jack Bauer at least once if you’ve been living outside a cave. The main character usually says, “I need solve it now!”

In the last 72 to 24 hours the possibility for a buyer to exit a contract becomes critical. Home sales all generally have this period to some degree. The homeowner’s association disclosure. The disclosure says, “If to be made a part of the contract, if the disclosure summary required… has not been provided to the prospective purchaser before executing this contract for sale. This contract is voidable by the buyer by delivering to seller or seller’s agent or representative written notice of the buyer’s intention to cancel within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first…”

Uh Oh.

The buyer then may decline to sign unless the homeowners disclosure has already been provided. The meaning of the contract has to be parsed carefully but not having all disclosures in place in Florida real estate transactions may lead to an eleventh hour failure of your contract.

Get your stuff done right away when you put your house on the market. Fill out all the forms and have a smooth transaction for any Florida real estate transaction. Jeff Lichtenstein sells more of the PGA National Homes for sale.

Video Update

May 17th, 2010 No comments

Posted a video for Gallery Oaks in Menifee. The new homes are now on the market and should sell fast. The prices are in the 400s for the large homes on one acre lots. Menifee provides an extra incentive for buyers of homes in the city that go along with the current state tax incentive, sweetening the pot for any homebuyers looking for a home with the kind of spacious environment available only in areas like Menifee. Gallery Oaks meets the expectations of homebuyers looking for quality and plenty of living space.

PGA National – The Homes are Plentiful but The Dynamics are Changing

March 24th, 2010 No comments

While there are plenty of homes on the market in Palm Beach Gardens, the days on market, number of properties on the market are both trending down while the sale price as a percentage of asking price is increasing. What does this mean? As we move into the buying season, the competition for PGA National homes for sale is creating some pressure on the market. What this means to the home buyer is a little more difficulty in successfully moving from offer to close. Check with Jeff Lichtenstein at 561-346-8383 for the most current information on the neighborhood of choice, PGA National homes for sale.
